Association Responsibilities

What Is the Association Responsible For?

The association is legally responsible for maintaining the structure of your home and ensuring essential services are in good condition. This includes:

  • The roof, walls, windows, external doors, externals door frames, floors, ceilings, plasterwork, skirting boards, drains, and gutters.
  • Installations for water, gas, and electricity supply.
  • Maintenance of garden fences, boundary walls, and pathways.
  • Decorating and maintaining common areas, such as halls and stairways.

What Are Tenants Responsible For?

Tenants are responsible for minor repairs and upkeep, including:
  • Minor repairs like fixing door handles, tap washers, and small plaster cracks.
  • Fitting mortice locks or adding extra security.
  • Replacing broken windows (except when the association is responsible for the damage).
  • Maintaining the garden and internal decoration.
    Clearing blocked sinks, WCs, and baths when caused by the tenant or their household.
  • Addressing insect or mice infestations.
